<p>Census of enumeration figures, which took place in 2006 year by <em>Statistique Canada</em>, were published on site <em>la Ville de Montréal</em>. Statistics indicate not only the count of population of the city of Montreal, but also a lot of other important factors. Among them is housing description of everage apartments of inhabitants of the island.</p>
<p>So, there are  827 495 living quarters in Montreal. Widespread are five-storeyed buildings. In Montreal there are 449 625 5-floors buildings, which make 54,1% out of all living quarters in the city.</p>
<p>People prefer to live in five-room apartments, and at the same time they have average of 2 bedroom in their flats.<br />

<p>Out of 827 495 apartments in Montreal, 513 055 are rented  (what makes 62% from total), and 314 380 are  owned (38% from all living quarters)</p>
<h3>Condition of dwelling</h3>
<p>Census of enumeration also made a statistics on condition of apartments and houses. 501 880 units of dwelling ( 61% of all dwellings in Montreal) need a regular service (as per the inhabitants).</p>
<p>Slight reparations are needed in 30% of living quarters(247 760), and 77 275 apartments (or 9%) are in need of thorough repairs.</p>
<h3>The prise of rent dwelling</h3>
<p>In Montreal the average price of rent of dwelling is 661$ a month.  Altogether there are 198 015 families in Montrel (39%) which pay more than 30% of their income for rent.</p>
<h3>Expenses for owning dwelling</h3>
<p>The average price of dwelling in Montreal in 2006 was $ 306 391. Monthly realty expense, such as tax, hypothecary payments, condo- dues, are in average about $ 1 042. Altogether  66 005 families (21%) spend at the least 30% of their income on payments for own realty.</p>
<h3>The periods building realty in Montreal</h3>

<p>The most important period in building of dwelling was from 1946 till 1960 year, when there were build 214 445 units of dwelling.<br />
In period from 2001 till 2006 year there were build 30 835 living quarters.</p>

<p>Most of people living in a big city like Montreal and Québec prefer to spend their week-ends outside the city. Some people have cottages in Mont-Tremblant. According to the statistics housing market is changing.</p>
<p>According to data, which was published in Fédération des chambres immobilières du Québec, the average price on cottages with access to water in Mont-Tremblant was stable and came upto $198 00 at the beginning of 2009.</p>
<p>But at the same time the number of sales went down by 5 % and came to 2270.<span id="more-89"></span></p>
<p>The situation is changing from  region to region. For example in region Chaudière-Appalache, which is situated not far from Québec, the prices on the houses by the well increased by 11%. In Bas-Saint-Laurent – by 6% , in Saguenay-Lac-Saint-Jean by 18%, accordingly, the number of sales come down too.<br />
In Lanaudière, the realtor René Laforest (de La Capitale) advises his clients not to be nervous,  “ …But even thou people act more carefully. They do not hurry up to invest money in a countryside house.”</p>
<p>Statistics also confirm it, the number of houses (second house, cottage) which were sold during the first six months of 2009 year reduces by 12% in comparison with the last year.</p>
<p>“By the next winter season seller will have to correct their prices” underlines René Laforest. How? By 15 till 20%. Because at present timen the prices on dwelling are overpriced.” </p>
<p>One of the realtors, which is working in the district of Québec, agrees with this comment. (She did not want us to mention her name). “The owners who want to sell dwelling have to be opeend for changes” – underlines realtor, referring to number of sold houses in her sector. She predicts that the prices on the houses near wells will come down in next several months. </p>
<p>To the south of Montreal the prices on the houses will not change.<br />
To the south of Montreal there are two districts with the highest prices in Quebec province on the houses with outlet to the well. These areas are Estrie and Montérégie (cities Granby , Bromont). The average prices on cottages are between $ 253 000 and $227 000.</p>
<p>“Everything good here, same as last year”, says <em>Christian Longpré, ( Royal LePage Au Sommet)</em>, realtor from Магог (Magog).<br />
Basing his oppinion on MRC de Memphré-magog, he thinks that the sellers have to be more patient. The high demand on the housing market during many years gives us confidence to say, that there will be no changes. Economic figures increase, and I do not see any reasons to reduce prices on housing in the province of Québec.</p>
